"Open House" Signs

Due to much confusion regarding placement of open house realty signs within the Town of Jupiter, the following information is provided for clarification:

Jupiter Town code Sec. 27-1771 (j) states that only one (1) open house sign is permitted on any street corner at any time. The sign must be generic in design, it cannot display any business names or logos, and there can be only one (1) sign per street corner. That one (1) generic sign can be used by all Realtors® and individuals having an open house. Currently, there appears to be one (1) sign per residence being placed on the street corners, which has resulted in a clutter of signs throughout the community.

Code Enforcement Officers MUST remove all illegal signs they encounter. When there are numerous signs on any one corner, and the Officers are unable to determine which sign was in place first, they are compelled to remove all the signs.

The Town Code further states that two (2) off-site directional real estate signs per residence shall be permitted during open house sales, in conformance with standards as written for permanent and temporary signage. One (1) or two (2) off-site directional signs shall only indicate an Open House at without reference to any associated business.

Code Sec. 27-1733, dealing with prohibited signs, may also be helpful to you:

The following types of signs and related equipment shall not be permitted, erected or maintained within any zoning districts within the Town:

(1)  Temporary and/or permanent signage to include but not limited to the following signs:

A. A-frame signs.
B. Signage on benches.
C. Captive balloon signs.
D. Off premise signs, except permitted identification or directional signs.
E. Portable signs.
F. Paper, cloth and plastic streamers or spinners.
G. Pennants.
H. Flags (with the exception of the American, State, nonprofit, fraternal, civic or private/public organizational or other recognized governmental flag.)
I. Vehicle signs on vehicles parked within 25 feet of a public or private right-of-way.
J. Directional signs which incorporate business name, logo or other means of identification.
K. Permanent "come on" signs (i.e. sale, stop, look, etc.)
L. Signage on trash receptacles (sanitation or related recycling signage shall be permitted.)
M. Permanent banners, (temporary banners are not permitted and are to be regulated in the same manner as a temporary sign pursuant to the requirements of a T-5 sign.)

(2) Signage painted or attached in any manner through the use of staples, string, nails, rope, glue, paste, tacks or otherwise attached to any trees, utility poles, telephone poles or traffic signage poles.

(3) Any on-premise or off-premise sign located in a public or private right-of-way or easement, except those identifaction or directional signs authorized by a duly constituted government or governmental agency.
